# No Travel Trailers or Fifth-Wheels Allowed: 20 RV Resorts Reserved for Class A Motorhomes

Class A-only motorcoach resorts occupy a very specific corner of the RV world. Travel trailers, fifth-wheels, Class B vans, and Class C motorhomes are turned away, even when they are new, expensive, and well-maintained.

That restriction is only the first hurdle. Many of these resorts also set minimum coach lengths, apply a 10-year rule, require full-body paint, or ask to review photos of an older motorhome before approving a reservation.

The 20 resorts below passed a strict test: each currently identifies itself as Class A-only, offers rental sites to travelers, and excludes towable RVs. Sales-only communities are not included. Neither are resorts that routinely accept Super C motorhomes.

**Check before booking:** Resort policies and rental inventory can change. Confirm your coach type, length, model year, exterior condition, and trailer-storage needs directly with the property before paying a deposit.

# Why Class A-only resorts exclude other RVs

These properties make more sense when you stop thinking of them as ordinary campgrounds. Many are gated, deeded communities where each site is privately owned. When an owner is away, the lot may enter a resort-managed rental program or be offered directly to guests. Renting one is closer to renting a privately owned vacation property than pulling into a typical RV park.

Owners may invest heavily in their sites. Some add coach houses, outdoor kitchens, pergolas, fireplaces, private pools, and elaborate patios. Association rules are often intended to maintain a consistent appearance across the property and protect the type of community owners bought into. Those restrictions are usually written into the resort’s covenants or association documents, so the front desk may have little authority to make an exception.

The properties are also planned around large motorhomes. Roads, concrete pads, hookups, parking areas, and outdoor spaces are laid out with Class A coaches in mind. Limiting the resort to one general type of RV makes site planning more predictable, although many large fifth-wheels could physically fit without a problem.

Some Class A owners also prefer staying around travelers with similar coaches, travel habits, and maintenance concerns. They may spend several weeks or months at the same resort and want the social atmosphere of a private motorcoach community instead of the constant turnover found at a general campground. For some guests, the limited access is part of what they are paying for.

Las Vegas Motorcoach Resort offers a clear example. It says its prohibition on Class B, Class C, Super C, truck campers, van conversions, travel trailers, and fifth-wheels is tied to the resort’s registered covenants.

None of this means a Class A is better than a fifth-wheel or travel trailer. A luxury fifth-wheel can cost more than many motorhomes and provide just as much living space. The distinction is largely about the appearance and community the property wants to maintain, not the quality or value of the RV being excluded.

# The 10-year rule is common, but not uniform

The phrase “10-year rule” sounds like a hard cutoff. At several resorts, it is closer to an automatic-review point. Motorcoach Country Club, Las Vegas Motorcoach Resort, Myakka River, Naples, Pelican Lake, and Mountain Falls may consider an older coach after reviewing photos or conducting an inspection.

Other properties publish firmer limits. Hearthside Grove states that Class A coaches may be no more than 10 years old, while Fairhope uses a 12-year limit and RiverBend generally allows coaches up to 15 years old.

Condition can matter as much as the model year. Faded paint, peeling graphics, visible rust, body damage, makeshift repairs, and commercial signage often draw extra scrutiny. Owners of an older, well-kept coach should request written approval before placing a nonrefundable deposit.

# Two resorts that no longer fit a strict Class A-only list

Policies can move in both directions. [MotorCoach Resort Lake Erie Shores](https://motorcoachresortles.com/frequently-asked-questions/) now accepts qualifying Super C motorhomes in addition to Class A coaches. [Sunset Ridge MotorCoach Resort](https://sunsetridgemotorcoachresort.com/faq/) still describes itself as Class A-only but says a Super C may be considered as an exception with prior approval.

Both remain closed to travel trailers and fifth-wheels, but neither fits the narrow standard used for the main list.

# Before making a reservation

Have the exact model, length, and model year of your motorhome ready. If it falls outside a published age limit, ask which photos the resort needs and obtain approval in writing.

Also check the rules for tow dollies, car haulers, stacker trailers, motorcycles, and extra vehicles. A resort may accept your Class A while requiring the trailer to be stored off-site. Finally, confirm the minimum stay. Several properties on this list rent nightly, while Desert Shores and some owner-managed communities cater to monthly guests.

Class A-only resorts are a small niche, but they are not rare. The more meaningful distinction is how narrowly each property defines a qualifying coach. A motorhome that fits one resort's rules may be rejected by another based on its length, age, exterior finish, or front-end design.
